What is a remortgage?

A remortgage is the process of paying off one mortgage with the proceeds from a new mortgage using the same property as security. The owners of the property can also be changed during this process.

Why remortgage?

You may wish to remortgage whilst taking over sole ownership of your home; this is common following a seperation or divorce or where a property was originally purchased with a family member or friend. A remortgage can be used to add a new owner to the mortgage and to release equity tied up in the property.

Can I increase my mortgage borrowing?

Provided you have sufficient equity and you can afford the mortgage repayments you can apply to increase the mortgage borrowing. Lenders may restrict the purpose of the increased borrowing, for example, raising money to buy out an ex partner, consolidating debt or to carry out home improvements are typically acceptable reasons to increase your mortgage.

Is remortgaging costly?

As with most mortgage applications there are fees involved. It is usual to pay a Solicitor and you might be expected to pay for the valuation of your property. Lenders may also charge you various fees specific to the mortgage scheme. The new lender may agree to pay some or all of the costs involved.

Some of the costs might include:

  • Valuation charge
  • Legal fees
  • Arrangement fee (to lender)
  • Early repayment charge or other penalty from your original lender.

How easy is it to remortgage?

It's usually very straightforward, firstly you should speak to your current lender to establish how much you owe on your mortgage and if any penalty would be charged if you change lender.
