As part of your personal tax planning or in effort to limit your personal aggregate debt some investors choose to buy property in the name of a Limited Company.

If you choose to buy in the name of a Limited Company you should consider the following:

  • Personal guarantees will be required from the Directors unless you contribute a minimum 30% deposit.
  • The Limited Company, either new or established should be registered to conduct business solely for the purpose of buying and letting property.
  • A maximum of three Directors are often permitted and share holders are usually expected to be Directors
  • A minimum deposit of 10% is required but a deposit of 15% will often improve the lending terms available.

Although buying property in the name of a limited company has advantages, borrowers should appreciate that fewer lenders will consider applications on this basis.
